Certified Buyer Representative can assist you with locating and evaluating property An CBR works to negotiate the best price and terms for you, not the Seller! They can assist you or help you find competent home inspectors and home warranty companies. Above all, the CBR offers undivided loyalty and works to protect the Buyer’s interests throughout the transaction. An CBR will not ask you to limit your level of service for their benefit. The goal of the CBR is always to protect the Buyer.

Who does the Real Estate Agent Represent?
 
  • SELLER'S AGENT
    Also known as "listing agent". This is the agent whose name is on the sign. Legally obligated to represent the seller's interests. His duty is to get the highest price and best terms for the seller, maintain the seller's confidentiality and disclose all known information to prospective buyers. The Seller is a “client" and the Buyer is the "customer".
  • BUYER AGENT
    An agent retained by the buyer to represent the buyer's interests. Requires an agreement of the parties for agent to represent the buyer - not all agents who show homes to buyers represent them! Duty is to locate the right home for the buyer, and negotiate on buyers' behalf for best price and terms, maintain buyer's confidentiality and disclose all known information about the seller AND THE HOME to the buyer. The Buyer is a "client" and the Seller is the "customer".
  • DUAL AGENT
    Whenever the agents for the seller and the buyer work for the same real estate company, or broker, they BOTH become DUAL AGENTS. Neither buyer nor seller is fully represented. The Designated agency is a form of dual agency. Compare this to attorneys not representing both sides in the same court case - when they work with both sides they are conducting mediation - helping the parties reach their own agreements, but not going part for either one.

Unlike the traditional agent who looks out for the seller, a buyer broker acts as your advocate, helping you find the home you want and then negotiating the lowest possible price.


Only by using a buyer agent can a buyer be sure all information is kept confidential. Only a buyer agent can give the buyer an objective, experienced opinion of homes viewed to ensure the buyer gets the right home, in the right location, at the right price.


The Buyer’s agent will advise you how long the property has been on the market and will conduct a property value study or prepare a CMA (comparative market analysis) to help you decide the amount of the initial offer.


Buyer agents will make sure the sellers know about other competitively priced homes on the market competing against theirs. They will attempt to learn the seller’s reason for selling, and the deadlines they are trying to meet. They will ask if there were other offers and for any present offers. They will use clauses and contingencies in the offer to protect your deposit and provide you ample time for the necessary home inspections.


A thorough home inspection will also assist in determining the home’s condition as represented by the seller. The home buying expert then will be ready to renegotiate with the seller for any needed repairs or request a credit to cover such repairs.
